Industrial concrete floor dilapidation and refurbishment in Beeston, Nottinghamshire
Industrial concrete floor dilapidation and refurbishment experts Level Best Concrete Flooring were contacted in April 2021 to carry out a dilapidation survey on behalf of a Client’s agent on this potential scheme in Beeston, Nottinghamshire. Level Best were brought in on completion of the previous tenant’s tenancy to carry out a thorough concrete floor dilapidation survey of the existing in situ slabs, as part of the wider distribution and warehouse dilapidation. Level Best produced a dilapidation survey report with “best practice” concrete floor repair, remediation and improvement solutions.
Works commenced in late October 2021 in Nottinghamshire, near on six months after the dilapidation survey had been completed, with the main contractor and Level Best under tremendous time constraints now a new tenancy had been agreed. Level Best’s expert floor dilapidation and refurbishment team and operatives commenced with the full depth core drilling removal of the previous tenant’s racking and machinery fixing bolts. These full depth repairs are reinstated with a high-strength repair product suitable for industrial warehousing and distribution purposes.
On completion of the full depth racking bolt removal of the fixing bolts, Level Best commenced with the removal of approximately 4,000m2 of previous tenant floor paint, resin and line marking. In places there were as many as four different layers of paint to remove, which Level Best’s delivery team executed in a very timely and professional manner, through a variety of revolutionary abrasive grinding techniques. On completion of the paint removal, Level Best completed a variety of other localised repairs, such as; joint arris breakdown repairs, construction joint removing and resealing, concrete patch repairs. All repairs are carried out with products suitable for industrial, warehouse and distribution purposes.
The final repair Level Best Concrete Flooring carried out in Nottinghamshire was a heavy-duty joint repair. The purpose of this repair was to provide load transition between the original slab and an extension slab. Level Best put forward a heavy-duty solution which involves the recompacting of the subbase, drill and dowelling of load transfer dowels, installation of heavy-duty mesh reinforcement and reinstatement of industrial-grade concrete with the provision of a full powerfloat finish combined with a curing and sealing agent.
The successful completion of this dilapidation and refurbishment project followed another similar successful completion on behalf of the same Client and Client’s agent in Coventry, Warwickshire. Level Best are really starting to build a relationship in the dilapidation and refurbishment sector, with another major project due to commence in early 2022 in Park Royal, London on behalf of an existing, long-standing client.
