Major warehouse floor renovation in Leicester, East Midlands

Following the completion of the previous tenant’s occupation of this 280,000 square foot warehouse in Leicester, East Midlands Level Best were engaged to provide specialist warehouse floor advice, with the aim of returning the warehouse floor slab back to its pre-let base build condition.

The problem faced by the landlord and project team was the variance of concrete floor surface finishes throughout, this had been caused by the previous tenant’s various operations. The slab in Leicester had experience varying levels of wear which had left the warehouse floor in a state of disrepair. The landlord was concerned that the variance of surface aesthetical appearance and the potential maintenance/serviceability wear issues associated with aggressive line marking removal completed by others.

Yorkshire-based Level Best visited site to inspect, survey and propose site-specific tailored solutions to return the warehouse floor slab back to its pre-let base build condition. The main remediation items specified was Level Best’s very own ‘RenoFlor’ micro-grind and polish process – a performance, appearance and structurally improving concrete floor solution.

Level Best tailored the RenoFlor solution to the specific needs required on this scheme, by adapting the system to include specialist metal tooling to work the rough surface textures away which had been caused by the line marking removal process selected by others. The tailored solution created a more uniformed surface finish, less susceptible to wear and surface maintenance and serviceability issues.

Other isolated remedials were also completed such as the full depth core drill removal of previously installed racking bolts. Surface patch repairs were also completed to reduce future maintenance problems for future tenants and the landlord. The repair mortar is specifically chosen to be compatible and uniformed with the RenoFlor process.
