Yorkshire-based Level Best Concrete Flooring has recently completed a 70,000 square foot warehouse floor refurbishment in Coventry, West Midlands as part of a wider end of tenancy dilapidation process. The project was completed on behalf of a national specialist industrial refurbishment contractor, Level Best’s first project with the contractor.
Initial upfront insitu existing slab design and capacity reviews were completed in the West Midlands on behalf of the landlord, building surveyor and client’s agent. Level Best’s specialist Midlands-based industrial representative arranged insitu coring of the existing slab and subsequent laboratory testing. The findings of the offsite testing allowed a slab design engineer, specifically engaged by Yorkshire-based Level Best, to carry out a full slab appraisal ascertaining existing slab performance and potential future loading capacity for the speculative letting of the building.
Once the main contractor had taken possession of the site, Level Best carried out the full depth removal of all racking and fixing bolts providing a substantial repair solution resistant to future industrial warehouse operations and forklift movements. The full depth racking and fixing bolt removal and repair solution is also capable of receiving future racking. Other local specialist slab repairs were carried out in Coventry, West Midlands such as patch repairs, crack repairs and dock leveller repairs.
Level Best then returned to site one month later to remove all the previous tenant installed paint, line marking and demarcations, returning an open-plan base build slab state. A full slab clean, polish and seal was completed increasing the concrete’s abrasion resistance and hardness whilst leaving an easy-clean, easy-maintain floor surface free of dust.
